I am exploring property in Noida Extn. Exploring between Supertech & Ajnara Homes/Le garden. Both are 10% -80% -10% subvention scheme till possession.
Price offered for both are almost same.
My understanding are as follows;
Supertech Ecovillage 4- Soft launch-Opportunity to book any flat as inventory is awesome available but carries negativity for construction quality.
Ajnara Homes/le garden- Very selective inventory & thus started subvention.

2) Flat entrance is from west direction is advisable (As many options are in West entrance only, Only 2 option are available in East which are at higher floors 16th/17th)?
Above questions should be answered from end usage as well as from resale point of view.
3) How is the rate? What is further scope & your advise Please?
4) How is this tower any pros & cons of B1 tower or Ajnara Homes?
5) Should I go for Mahagun Mantra 2 rather than Ajnara Homes (Both has subvention that is my key requirement)

(i) The major advantage for th e home buyer is that he/she is not burdened by EMIs during t he construction period. The cu stomer can save the money to b e paid as EMIs and invest the same in instruments like FD an d pay the bank, lowering the d ebt burden.
(ii) The customer can reap in benefits of price appreciation during the construction perio d.
(iii) If he/she is living in r ented house, then there is no double pressure of paying both EMIs and house rent.
Risks:
(i) Be sure of the property do cuments as in case of a disput ed property, you would need to get the money back form the b ank.
(ii) If there is a delay in de livery and construction time i ncreases, then the customer is bound to lose out more.
